Christchurch Property Market Update: September 2026

Published: September 20, 2026

New Zealand’s property market had a quiet August, but Christchurch continued to show resilience. While national sales fell sharply and the median price slipped, Christchurch’s median reached $691,000, up slightly from a year ago. Canterbury also recorded its highest August median in the REINZ series.

Christchurch recorded 609 sales in August, down 6.3% from a year earlier. Even with fewer transactions, prices remained stable. The city’s values slipped 0.5% over the three months to August after 11 months of gains, while remaining around 4% higher than a year ago.

The takeaway: Christchurch is showing a pause in momentum rather than a dramatic change in direction.

Canterbury continues to stand apart

Canterbury’s median reached $700,500, 1.7% higher than August 2025 and the highest August figure since REINZ records began in 1992. Its median selling time was 44 days, considerably faster than the national 51 days.

The wider South Island market is also behaving differently from much of the North Island. Every South Island REINZ index series rose over the three months to August, while seven of eight North Island series declined. Selwyn and Waimakariri also recorded more sales than a year earlier.

More homes are entering the spring market

Christchurch had 1,895 homes available for sale in mid-September, up 11% from 1,707 in August. The increase reflects the usual spring lift in listings and gives buyers more choice as the season develops.

At the same time, Canterbury has around 15 weeks of inventory. That is two weeks more than last year, although stock levels remain below many other parts of the country. The market is therefore becoming more competitive for sellers as buyers gain more properties to compare.

Buyers are becoming more active

First home buyers are showing clearer signs of returning. Tony Alexander’s September adviser survey recorded a net increase in advisers seeing more first home buyers, while REINZ described them as Canterbury’s most active buyer group in August. Open homes for properties suited to this group were well attended.

Investors, by contrast, remain cautious. A net 27% of advisers reported seeing fewer investors, with uncertainty around the November election and future tax settings cited as a key factor.

What higher interest rates mean

The Official Cash Rate increased to 2.75% on 2 September, following the July rise to 2.50%. Banks had already repriced many fixed mortgage rates in August, meaning the latest OCR increase was partly reflected in lending rates before the announcement. The next OCR decision is scheduled for 28 October.

For buyers, borrowing costs remain an important part of the decision. For sellers, affordability continues to influence how much buyers can offer and how quickly they are prepared to move.

Somerfield: a closer look

Somerfield remains above the Christchurch-wide median, with a $737,500 median sale price over the past 12 months. Homes have taken around 31 days to sell, compared with 40 days across Christchurch, while the median weekly rent is $570.

The suburb’s mix of established three-bedroom homes, larger sections and newer townhouses attracts different buyer groups. Families continue to compete for houses, while townhouses are drawing first home buyers. Buyers considering older properties should also check the individual property’s land classification and earthquake repair history.

What to expect this spring

Christchurch is entering spring with more stock, active first home buyers and continued demand for well-positioned homes. Sellers will have more competition as listings increase, making pricing and presentation increasingly important. Buyers, meanwhile, should have more opportunities to compare properties as the season progresses.

The longer-term picture remains supported by population growth and new housing. Christchurch consented 4,773 new homes in the year to July, up 28% from the previous year.
